Taka Terraces

The Taka Terraces present an architectural form to Taka Street with a deserved modern silhouette. Framed by thoughtful landscaping + softened by extensive use of natural materials, the enduring design aesthetic is set to thrive in its suburban context. The Taka Terrace development intends to produce a suburban residential offering that delivers high-quality living amenities whilst respecting its surroundings and larger context. Furthermore, the development also addresses questions of constructability and material efficiencies, ensuring a socially, environmentally, and economically successful development.

The HIRB + Building Coverage infringements need to be addressed, with the intent of the following to explain why these infringements add to the overall amenity of the development whilst also highlighting areas where the potential effects of these infringements have attempted to be mitigated. Be sure that these infringements have not been made lightly, instead providing a good mix between providing modern, liveable amenities + ensuring the neighbouring context is well respected whilst achieving maximum site utilisation. The following design rationale explains a series of design decisions driven by the application of suburban and passive design principles and the effect these have had on fitting within the framework set out by the Unitary Plan.
